The Zoning By-law is a statutory document that sets out the specific permitted land uses and development standards that apply to properties in the Township of Clearview.
Our Zoning By-law was passed in 2006 and is generally amended each year in order to make sure that it is as accurate and up-to-date as possible. The purpose of the proposed housekeeping amendment seeks to simplify wording and clarify the intent of ambiguous provisions and proposes:
- An updated ‘Interpretation and Administration’ section with minor alterations and simplified legal non-conforming provisions.
- An updated ‘General Provisions’ section that is more concise, with fewer conflicting site and building regulations, and is generally less restrictive. The majority of the section has remained unchanged where setbacks or other metrics are concerned.
- An updated ‘Definitions’ section with minor alterations and the addition of a new ‘vehicle’ definition that is clear and intended to work seamlessly with the ‘General Provisions’ update.
- Amend the ‘Agriculturally-related Commercial’ zone provisions from ‘160 km radius’ to ‘generally Province-wide’ when referring to the meaning of locally produced products.
The effect of the proposed amendment is to produce new accessible sections within the By-law and to create a more user-friendly document.
