A zoning by-law is a regulatory Council approved document which establishes the permitted uses and development standards for specific areas or 'zones.'
A zoning by-law is a precise and inflexible document, which must be in conformity with the Township's Official Plan, the more general policy document of the municipality.
Zoning By-laws provide municipalities with a way to:
1. Regulate land uses; 2. Protect areas by preventing incompatible uses; 3. Establish appropriate standards and requirements for development. A zone usually contains a list of uses permitted in that zone and associated standards and provisions related to:
- Minimum lot size; - Setbacks from lot lines; - Building height and size.
The zoning by-law also contains general provisions that relate to all areas. General provisions contain standards for common land use matters such as legal non-conforming uses, accessory buildings, and setbacks from natural or man-made hazards for such matters as parking, landscape buffers, fencing and swimming pools. As a regulatory document, the zoning by-law also contains definitions for many of the terms used in the document.
The new Comprehensive Zoning By-law 06-54 is now in force and effect and replacing the four former zoning by-laws carried over from amalgamation. The Zoning By-law text and map schedules are listed below for reference purposes.

ZONING BY-LAW AMENDMENT
If you want to use or develop your property in a way that is not allowed by the zoning by-law, you may have to apply for a zoning change - also known as a zoning by-law amendment. Council can consider a change only if the new use is allowed by the Official Plan. This process can take 4 to 5 months.
As of January 28, 2008 and as set out in By-law 08-06, prior to the submission of an application for an amendment to the municipality's official plan or zoning by-law, an application for approval of a plan of subdivision or condominium, and an application for site plan approval, the applicant shall attend a pre-consultation meeting with municipal staff.
Failure to fulfill the requirement to attend a pre-consultation meeting shall result in the municipality refusing to accept the application.
Pre-consultation meetings shall be subject to a fee as set out in the municipal Planning Fees By-law as amended from time to time.
