Subdivision is the process of taking one piece of land and dividing it into 3 or more pieces, with the intention of selling one or more pieces.
To subdivide land, you need approval of a Plan of Subdivision from the Township of Clearview, and subsequently, meet the requirements of the conditions of approval and obtain final approval to register the lots. Subdivision approval is important as it ensures that the following issues have been considered:
1. The suitability of the land for the purposes for which it is being subdivided; 2. The dimensions and shapes of the proposed lots; 3. The adequacy of utilities and municipal services; 4. The existing uses of all adjoining lands; etc.  It is the sole responsibility of the applicant to fill in all the particulars required and to supply all plans and reports necessary to submit a complete application. If you are thinking about subdividing your property, please discuss your proposal with Township staff; this meeting with staff will inform you on the necessary steps that you need to complete in order to properly subdivide your property and you will be provided with a checklist of requirements.
Following official receipt of a completed application, the application, reports and plan(s) will be circulated to the County of Simcoe, various government ministries, agencies, commissions and authorities as may be affected in order to obtain information and recommendations. The Township, at the appropriate time, will provide Notice of Application, advertise, and host a public meeting in accordance with the Planning Act of Ontario. You will also be provided with signage which must be posted on the property.
 It is important that when large pieces of land are split into building lots that they proceed through the formal approval process; if the approval process is skipped problems are likely to arise. For example, it has been past experience that people have purchased lots only to realize that they are not included in a registered plan. The situation may result in a lot not having a suitable water supply, the access road not being properly maintained, or purchasers finding out that the lot's title is in doubt, making it difficult to sell.
As of January 28, 2008 and as set out in By-law 08-06, prior to the submission of an application for an amendment to the municipality's official plan or zoning by-law, an application for approval of a plan of subdivision or condominium, and an application for site plan approval, the applicant shall attend a pre-consultation meeting with municipal staff.
Failure to fulfill the requirement to attend a pre-consultation meeting shall result in the municipality refusing to accept the application.
Pre-consultation meetings shall be subject to a fee as set out in the municipal Planning Fees By-law as amended from time to time.
